Marlborough Mall Land Use Application

Planning for the continued revitalization of Marlborough Mall through future mixed-use development.

Redevelopment at Marlborough Mall

Overview

RYCO Properties has submitted a land use amendment application for approximately 4.14 hectares (10.23 acres) on the north side of the Marlborough Mall property.

The application would establish a flexible land use framework for future housing, commercial, office and complementary uses as part of the continued revitalization of Marlborough Mall.

Planning for the North Side of Marlborough Mall

Marlborough Mall is an established shopping centre located at 580 36 St. N.E. The land use amendment applies to the north portion of the mall property, across from Marlborough LRT Station at 36 St. & Marlborough Drive N.E.

The application is an early step in planning for the long-term revitalization of this area. It would allow the north side of the property to gradually evolve into a mixed-use community with new housing, commercial opportunities and other complementary uses, while Marlborough Mall continues to serve as an established commercial destination.

Learn More About the Application:

The site is located across from Marlborough LRT Station and is identified as a Community Activity Centre in Calgary’s Municipal Development Plan. Its location provides an opportunity to support future housing, businesses and services in an established area with access to transit, roads and existing community amenities.

The Marlborough Mall property is privately owned by RYCO Properties.

The subject site is not connected to City-owned lands at the adjacent Marlborough LRT station.

Land Use Application

WHAT IS BEING PROPOSED?

The application proposes changing the land use designation for the north portion of the Marlborough Mall property:

Current land use
Commercial – Regional 2 District (C-R2)

Proposed land use*
Mixed Use – General District (MU-1)

The proposed land use change would determine what types of buildings may be developed on the site and the maximum heights allowed. The MU-1 is proposing a max height of 24 meters (roughly 6-storeys).

It does not approve a specific building or construction. Detailed building plans would be reviewed and decided through a future Development Permit process.

WHY IS A LAND USE AMENDMENT NEEDED?

  • The current C-R2 District supports the existing shopping centre and associated commercial uses. It does not provide for the range of housing and mixed uses being considered for the site.

  • The proposed MU-1 District would provide a flexible framework to support the long-term revitalization of the site in phases. Detailed plans for each phase would require separate Development Permit applications and further City review.

Project Timeline

Timelines may change as the application proceeds through The City of Calgary review process.
